First-time buyer programs are not only for first-time buyers

It often plays out like this. You hear about a program or two, spot a rule that doesn't seem to fit, and move on. No call, no application, and nobody ever looks at your actual numbers.

But each program sets its own limits, so one bad fit doesn't rule out the rest. It's worth finding that out before you decide this isn't for you.

Three ways to start

Pick whichever feels easiest. They all end with a clearer idea of which programs are worth a proper look for you.

  1. 90 seconds

    Take the quiz

Twelve quick questions about your situation. You get an educational summary of programs worth asking about in your county, plus what's most likely in your way.

What assistance does, and doesn't, do

  • Some programs are grants. Many are loans that are forgiven over time, and some must be repaid when you sell or refinance.
  • Most county and city programs ask for a small contribution from your own savings.
  • Funding opens and closes during the year, and waitlists are common.
  • Assistance mostly helps with upfront costs. It usually doesn't lower insurance, property taxes or HOA fees, which matter a lot here.

Knowing all of that upfront is the point. Better to decide with the full picture than to find out halfway through.

Common questions

Is the quiz a loan application?

No. It's educational. It doesn't check your credit, and it isn't a pre-approval or an eligibility decision. A participating lender makes those calls.

Do I have to be a first-time buyer?

Not always. Many programs count you as a first-time buyer if you haven't owned a home in the last three years, and some are open to repeat buyers too.

Is down payment assistance free money?

Sometimes. Some programs are grants, but many are loans that are forgiven over time or repaid when you sell or refinance. The details matter, so read the terms or ask.

Can I use more than one program?

Sometimes. Some local programs are designed to sit alongside a state program and a first mortgage. Each program has its own rules, so a participating lender has to confirm what can be combined.

My credit isn't great. Is there any point?

Programs set their own minimum credit scores, and they don't all match. It's worth knowing your actual lender score and which programs fit before deciding anything.

What does this cost me?

The quiz, the class and the call are free.

I'm not in Miami-Dade, Broward or Palm Beach. Can this still help?

Statewide programs apply across Florida, but the county and city programs here are specific to the tri-county area.
